One honest limit, in the spirit of everything we publish: RERA data covers registered projects. Smaller plotted developments and anything sold before 2017 sit outside it. For those, the DTCP-approved status and the developer's older handovers are your evidence. A clean RERA page is strong proof. An empty one is not automatically innocence.
Check 1 — RERA delivery history (3 points). Search every past project by the developer on the RERA Tamil Nadu portal. Compare declared completion dates against actual status, and count extensions. One on-time delivery could be luck; three is a pattern. Serial extensions score zero.
Check 2 — Approval before marketing (2 points). Was the project registered and the layout DTCP-approved before the first advertisement appeared? A developer who sells first and seeks approval later is, in effect, funding their compliance with buyer advances.
Check 3 — Land title transparency (2 points). Will they hand you the mother documents, patta, and Encumbrance Certificate before you pay a token advance? Verify the EC yourself on TNREGINET, the Tamil Nadu registration department's portal. A builder who hesitates here has already answered your question.
Check 4 — Construction-stage evidence (1 point). Is quality documented while the structure rises — third-party material testing, stage photographs, engineer reports — or only displayed in a finished sample villa? We have written before about what NABL-accredited lab testing covers and what it does not; honest proof of quality is generated during construction, never after it.
Check 5 — The delay clause (1 point). Read the agreement's delay and compensation clause before signing. We have seen agreements that penalise the buyer's late payment to the exact rupee, while the builder's late delivery is handled with poetry instead of numbers. A document like that has already told you who it was written to protect — most buyers simply read it too late.
Check 6 — Handover references (1 point). Ask for two buyers from the developer's previous project — not the current one — and call them. Two questions only: was it delivered on the promised date, and what happened after handover when something needed fixing? People are wonderfully honest about their builder once the keys are safely in hand.
A developer who scores eight or more across these checks is a safer choice than any name on any list, however well known. A familiar name that scores four remains a risk — brand recognition is not a delivery record, and it carries none of your financial obligations.

DTCP approval confirms the layout is legally sanctioned — roads, open space, and plot boundaries follow the approved plan. It does not certify construction quality or delivery speed. Treat DTCP approval as a mandatory minimum, then verify the developer's track record and documentation separately. Unapproved layouts should be walked away from entirely.
The land risk is not higher — the verification discipline required is. Rising corridors attract both serious developers and opportunists, and buyers rush because prices are moving. Demand the same documents you would in the city: DTCP approval, patta, EC, and a written possession date. Growth rewards early buyers, not careless ones.
